Common questions
Will insurance pay for basement waterproofing in Ohio?
That depends on your policy, so ask your agent before the work starts. The Ohio Department of Insurance says flood insurance is typically not included in most homeowners policies and usually has a 30-day waiting period, and it tells Ohioans to review the limits, exclusions and endorsements on water-loss coverage. The City of Brunswick suggests asking about a water backup rider.
Is it worth it to waterproof a basement in Medina?
For a basement that gets wet every spring, holds a furnace and water heater, or is finished living space, most owners find the repair worth pricing. Medina's clay soils and seasonal water table mean a leak rarely fixes itself. Our inspection shows whether the cause is outside drainage, a crack or the water table, which changes the cost a lot.
What is the cheapest way to waterproof a basement?
Start outside. Clean gutters, extend downspouts and slope soil away from the house; Brunswick's building division recommends at least six inches of fall in the first ten feet. The City of Wadsworth notes that painting a sealer on interior walls does not help much when water is pushing on them. See yard drainage and French drains.
Who does the work after I send the form?
We do. Medina Basement Waterproofing inspects the basement, writes the quote and does the waterproofing, crack, sump or drainage work you agree to. Sending the form costs nothing, and nothing is booked until you accept the quote. Read more on the about page.
Do you waterproof basements outside the city of Medina?
We work across Medina County, including Brunswick, Wadsworth, Medina Township, Montville Township and Seville. See every service area for local permit and drainage notes.
Is interior or exterior basement waterproofing better?
Neither wins every time. Exterior waterproofing keeps water off the wall entirely but needs room to dig and yard restoration afterward. Interior drain tile handles water that gets in and is easier to install around driveways and additions. Ohio's residential code accepts an interior drain tied to a sump pump for existing foundations instead of new exterior dampproofing.
Do I need a permit to waterproof a basement in Medina?
Inside city limits, the City of Medina Building Department issues a Waterproofing and Foundation Repair permit, filed online, and anyone doing the work must register with the city. Elsewhere in the county the Medina County Building Department handles residential permits, except in Brunswick, which runs its own. We apply for whichever permit your address needs before work starts.
How long does basement waterproofing take?
Interior drain systems along a few walls are often finished in a few days, while full exterior excavation takes longer because of digging, weather and backfill. Permit review and inspections add time. We put the schedule in the written quote so you know when the basement needs to be cleared.
Will waterproofing stop a damp, musty basement?
It stops liquid water coming through walls and floor joints, which is often the main source of the smell. Humidity can still build up from the air and the concrete, so many owners also run a dehumidifier, which the City of Wadsworth lists among its basement fixes. We can tell you which one you have when we inspect.
Are vertical cracks in a basement wall normal?
Thin vertical cracks are common in poured concrete as it cures and shrinks, and many never move again. They become a problem when they leak or widen. Mark the ends and the date with a pencil and check them over a season. A crack that grows or lets in water should be repaired.
Can I fix a foundation crack myself?
Hardware store kits can seal a hairline crack in poured concrete if the wall is dry and the crack is not moving. They tend to fail on block walls and on cracks with water pushing through. Inside Medina city limits foundation repair also falls under a city permit. A professional injection or drainage repair lasts longer.
How do I know if a crack is structural?
Warning signs are horizontal cracks in block walls, stair-step cracks that keep widening, a wall bowing inward, or cracks wider than a pencil. Doors and windows upstairs that start sticking can be another clue. Those need a structural assessment and often bowing wall repair rather than sealing alone.
Does a sump pump need a permit in Medina?
Inside city limits, sump pump waterproofing is listed on the City of Medina's Waterproofing and Foundation Repair permit, and the form notes a separate electric permit may be needed. Outside the city, check with the Medina County Building Department or, in Brunswick, the city Building Division at 330-558-6830.
Can my sump pump drain into the sewer?
Not into the sanitary sewer. Medina County's sanitary code prohibits connecting groundwater, foundation drains or other runoff to a building drain that leads to the public sanitary sewer. Pump it outside to a spot that slopes away from the house and does not flood a neighbor, or to an approved storm connection where your city allows one.
Why does my sump pump run all the time in spring?
Many Medina County soils hold a perched water table close to the surface from fall through early summer, so the drain tile keeps feeding the pit. Constant running can also mean the discharge water is cycling back in through the soil, or the check valve has failed. We check both when we come out.
Can I drain water onto my neighbor's yard?
You can't send it there in a way that causes unreasonable harm. Ohio applies a reasonable-use rule to surface water, and the City of Wadsworth's summary says owners should not block natural flow or redirect it so it damages a neighbor. Plan an outlet on your own property, such as a pop-up emitter, swale or approved storm connection.
How far should downspouts discharge from the house?
Farther is better on clay soil. The City of Wadsworth suggests sump discharge reach the street or at least 20 feet from the foundation, and the same idea helps roof water. Extensions of a few feet often just move the puddle. Buried solid pipe to a daylight outlet or pop-up emitter is the common fix.
Will a French drain fix a wet basement?
A yard French drain helps when surface or shallow water flows toward the house from a slope or a neighbor's lot. It won't stop water that rises from a seasonal water table under the floor; that takes a foundation drain and sump pump. We look at where the water enters before recommending one.
Do basement bedrooms need an egress window in Ohio?
Under the Residential Code of Ohio, every sleeping room needs at least one emergency escape and rescue opening. A basement bedroom can skip it only when the house has an automatic sprinkler system and the basement has the extra exits the code lists. Adding a window is usually simpler than meeting that exception.
Can an egress window go under a deck?
The Residential Code of Ohio allows it when the window opens fully and there is a path at least 36 inches high from under the deck or porch out to a yard or court. Tell us about any deck, porch or patio near the planned opening so the quote accounts for it.
Will an egress window make my basement leak?
It can if the well does not drain. Ohio's code calls for window wells to connect to the foundation drainage system or another approved method on most soils, and a cover keeps rain and snow out. Our quote shows how the well will drain and how the frame is sealed.
How fast does a bowing basement wall get worse?
There's no single answer. Some walls move a little and stop, and others shift each wet season. Measure the bow and the crack width now, then again after spring thaw. Any steady movement, new water through the crack or blocks sliding means it is time for a structural assessment rather than waiting.
Can a bowing wall collapse?
It can if pressure keeps building. FEMA's flood study records a basement wall that collapsed on River Styx Road in Montville Township when the West Branch Rocky River rose nine feet in July 2003. Keep people out of the area near a badly leaning wall and get it assessed quickly.
Should I repair the crack or the wall?
A horizontal crack on a bowing wall is a symptom. Sealing it without stopping the movement usually fails, and the crack reopens. The usual order is to stabilize the wall with braces, anchors or straps, fix the drainage that is loading it, then seal. A foundation crack repair alone fits cracks without movement.
