Signs a basement wall is bowing

  • A horizontal crack running along a block wall
  • Stair-step cracks in mortar joints that keep widening
  • The middle of the wall leaning in compared with the top and bottom
  • Blocks shifting or sliding at one course
  • Water coming through the crack line

Hold a level or string line against the wall and measure the gap to see how far it has moved.

Bowing wall repair options

The repair depends on how far the wall has moved and how much room there is inside and out.

RepairHow it works
Steel bracesBeams anchored to the floor and the joists hold the wall from moving further
Wall anchorsPlates on the inside connected by rods to anchors buried in the yard
StrapsReinforcing straps bonded to the inside face for walls with modest movement
Excavate and rebuildFor walls that have moved too far to hold, digging out and relaying or straightening the wall

Most repairs pair the structural fix with drainage so the soil pressure stops building; see basement waterproofing.

What causes a basement wall to bow?

Soil pressure. When the ground outside stays wet, it gets heavier and, in freezing weather, can push harder still against the wall. Block walls tend to give at a mortar joint about halfway up, which shows as a long horizontal crack and an inward bulge. Poured walls more often crack and tip.

Medina County's clay-rich till drains slowly, so walls there can sit against saturated soil for much of the year.

Bowing Wall Repair questions

How fast does a bowing basement wall get worse?
There's no single answer. Some walls move a little and stop, and others shift each wet season. Measure the bow and the crack width now, then again after spring thaw. Any steady movement, new water through the crack or blocks sliding means it is time for a structural assessment rather than waiting.
Can a bowing wall collapse?
It can if pressure keeps building. FEMA's flood study records a basement wall that collapsed on River Styx Road in Montville Township when the West Branch Rocky River rose nine feet in July 2003. Keep people out of the area near a badly leaning wall and get it assessed quickly.
Should I repair the crack or the wall?
A horizontal crack on a bowing wall is a symptom. Sealing it without stopping the movement usually fails, and the crack reopens. The usual order is to stabilize the wall with braces, anchors or straps, fix the drainage that is loading it, then seal. A foundation crack repair alone fits cracks without movement.
